April 2025 – Mosaic Private Milestones

As we conclude the first quarter of 2025, I’m pleased to share Mosaic Private’s latest investor update.

Our Fund has delivered our co-investors net returns of over 1% each month this year, and our year-to-date net returns are currently 9.53% net pa. Our funds under management have increased to $143m, with an additional $40m in the last four months. We expect to surpass $160m by June, allowing further portfolio diversification.

Our portfolio remains defensively positioned, with 72% in first mortgages across 22 active transactions. Importantly, there remain no transactions on our Investment Committee watchlist. All construction exposures are actively monitored and progressing within parameters, and our largest mezzanine exposure in Armadale is officially out of the ground
